DTCP stands for the Directorate of Town and Country Planning — the Tamil Nadu government body that regulates land development outside the Chennai Metropolitan Area. A DTCP-approved layout means the government has verified that the plots meet planning, safety, and infrastructure standards, including roads, drainage, and open space requirements, before any plot can legally be sold.
Buying in an unapproved layout carries real risk: local authorities can refuse electricity and water connections, banks generally won't sanction a home loan against it, and resale becomes much harder. All I-VANAM layouts are DTCP approved.
RERA (the Real Estate Regulatory Authority) was set up under a 2016 national law to bring accountability and transparency to real estate transactions; in our state it operates as TNRERA. Registration is mandatory for most projects and requires the developer to publicly disclose project details, approvals, and delivery timelines. If a project misses its promised timeline, RERA gives buyers a formal path to claim a refund or compensation.
We'd always recommend asking any developer for their RERA registration number and checking it on the official TNRERA website before booking.
Patta and Chitta are Tamil Nadu's core land revenue records. Patta is the primary proof of ownership — it records who legally holds a piece of land. Chitta, maintained by the Village Administrative Officer, records how the land is classified (for example, wetland or dryland).
Since 2015 the state has merged both into a single combined document, though people still commonly refer to them by their original names. Either way, a valid Patta is one of the first things you or your bank will check before any purchase.
At minimum: the Sale Deed, Patta (ownership record), Chitta (land classification), FMB Sketch (the official survey drawing), Encumbrance Certificate (confirming the land is free of loans or disputes), and the DTCP layout approval itself.

It means the layout already has the essential utility groundwork in place — an EB (Electricity Board) connection point for power, and a water supply connection — so you're not left arranging basic utilities entirely from scratch after buying.
